SL Green Realty Corp. is finally unloading a 43-percent stake in 1515 Broadway — and not to the Chinese buyer that’s been previously reported.
Allianz SE, the Munich based insurance giant, has signed a deal that values the 57-story tower at $1.95 billion including debt, multiple real estate sources said. The deal should close before year end.
Media giant Viacom has its headquarters in the 1.86 million-square-foot building, which is located in the heart of Times Square between 44th and 45th Streets.
In late June, Real Estate Alert reported that China Investment Corp. was paying SL Green $555 million in cash for a 49-percent stake in the building at $1,142 per foot, but the REIT denied a deal had been signed.
The Chinese government has slowed foreign investments and, Allianz was able to swoop in and signed a deal last week for equity of $460 million or $1,045 per foot, sources said.
SL Green is a Real Estate Investment Trust (REIT) and according to securities filings, the building has debt of $876,613,000 at 3.93 percent due in 2025, bringing the total value of the deal to $1.95 billion.
The building hosts Viacom’s MTV Studios, Broadway’s Minskoff Theatre which is the home of The Lion King, and The Playstation Theater. Its well-used garage can hold almost 400 cars.
Bankrupt retail tenant Aeropostale was quickly replaced recently, and stores now include Oakley, Skechers and the beloved Line Friends.
More signage may be on tap to add value to the building.
Last year, Allianz recapitalized One Battery Park Plaza with Rudin Management.
It also paid $420 million for a 44-percent stake in 10 Hudson Yards. Allianz Real Estate America CEO Christoph Donner said that deal reflected the “goal of our US team to pursue high-quality, long-term investments with best-in-class partners.”
The Hudson Yards recapitalization was marketed by Douglas Harmon, Adam Spies and Joshua King of Cushman & Wakefield who are also handling the 1515 Broadway transaction for SL Green, along with Isaac Zion in-house. Gary Phillips is head of acquisition for Allianz in New York....Read more
